Retaining Wall, Zoysia Sod Installation, Deck Demolition & Romeo and Juliet Balcony Construction in Bartlett, TN

Phillips Property Solutions, LLC. completed a multi-phase outdoor renovation project in Bartlett, TN that included fence demolition and removal, elevated deck demolition with Romeo and Juliet railing installation, retaining wall and drainage improvements, landscape work, and pressure washing of the driveway and parking pad.

For the fence demolition and removal, our crew removed the existing fence that ran from the rear of the house throughout the backyard area only. We took out fence panels, pickets, rails, posts, gates, hinges, latches, and associated hardware. Where reasonably accessible, fence posts were extracted from the ground and exposed concrete footings were removed where practical to tidy the site. All fence materials, concrete debris, and demolition waste were loaded and hauled off for disposal at an approved facility.

The elevated deck above the garage doors was demolished and removed next. We dismantled the decking, framing, railings, posts, fasteners, and attachment hardware, and removed the deck ledger and attachment points from the exterior wall as needed. The existing outswinging security door at the exterior opening was also removed and disposed of. All demolition debris from the deck work was hauled away and properly disposed.

After deck removal, we inspected the exposed wall surfaces and made exterior repairs to close openings left by the previous deck framing. Joist pocket openings and attachment holes in the brick veneer were filled. Pressure-treated wood blocking or filler materials were installed where necessary, and repaired areas were caulked and sealed to help prevent moisture intrusion. The wood-filled areas were painted using a red exterior paint color selected to closely match the existing brick façade, and additional penetrations were patched and sealed as required.

At the former deck openings we fabricated and installed new Romeo and Juliet style decorative safety railings. These railings were secured to the building structure with appropriate mounting hardware, checked for level and security, and aligned to complement the exterior architecture. Touch-up sealant was applied at mounting penetrations as required to complete the installation.

Work on retaining walls and drainage included demolition of existing brick landscape walls and concrete walkways from the patio area to the driveway. We removed the backside section of an existing flower bed brick wall where needed to make room for new construction, and all demolition debris from these areas was taken off site.

We excavated and prepared footings, installed rebar reinforcement, and constructed approximately 110 linear feet of retaining wall. The retaining wall block system was installed with mortar, reinforcement, and wall cap materials as required. Backfill was compacted behind the wall for structural support, and slurry or backfill material was used to stabilize the wall where needed. A drainage system was installed behind the retaining wall to promote proper water management, with components connected and discharged to an appropriate location based on site conditions.

Grading and landscaping work included fine grading and levelling of designated lawn areas and the supply and installation of approximately four pallets of Zoysia sod. The sod was rolled, watered, and dressed to support proper establishment. We also performed masonry repairs to damaged brick wall sections adjacent to the work area, matching existing brickwork as closely as reasonably possible.

Finally, the driveway and parking pad were cleaned using commercial-grade pressure washing equipment. We removed accumulated dirt, mildew, algae, surface staining, and general debris from concrete surfaces from the corner of the residence where the garage begins to the rear extent of the driveway and parking area. All pressure washing debris was collected and removed, leaving the cleaned surfaces free of loose dirt and debris upon completion.

All demolition waste and construction debris were hauled off and disposed of at approved facilities to leave the property clean and ready for the next steps.
